    Nobody forced you to live on the cape!  Dad couldn’t afford to live in Beverly Hills when he got a job at LAX, so he bought a house in Agoura and commuted on the 101 & 405 for decades!

    So why did the values go so high? Were there “property reassessments” by the taxing authority inflating values so they could extract more taxes? The whole story is rarely revealed so someone could be made to look like either a victim or a scapegoat. If government is involved, suspicion should be high that someone is gaining at the expense of someone else. When someone is achieving success, there will always be someone else vilifying that success and trying to undermine it or tax into oblivion. That is the definition of envy. “If I can’t have what you have, then I’ll do my best to destroy you!” JMHO, YMMV

    Here's something that will blow your mind.

    Mass has some of the highest tax collection for "roads". The Mass Pike was supposed to be paid off and free decades ago.

    But even with all that money collected, Mass has some of the WORST road and infrastructure in the nation and that's on top of the fact we still have the same capacity we did in the 1980's.

    It's a second tax on top of the property tax that these rich people already pay.  Who cares if the house just sits there, they are already paying the appropriate tax.  A person with a 20 million dollar home already pays $70K to 200K per year depending on where they live on Cape Cod.  The median property tax is from 3K to 8K per year.  A person in the 20 million dollar house is already paying 23 to 24 times the property tax of the average person living on cap cod.  This means they are already paying at least their fair share and since they put little strain on the overall infrastructure of Cape Cod they are paying even more than their fair share.  The politicians count on people like to get all angry and agree with them.  Just looking at the numbers would tell you the politicians are lying and hoping you won't challenge them to actually do some hard work and police their budget.  The Taylor Swift tax adds $95k per year to a 20 Million dollar home making the new yearly property tax range $165K to 295K.  Now they will be paying between 36 and 55 times more than the median property tax.  Instead of going out of your way to get angry at wealthy people who are already paying their property taxes worry about yourself doing better and your politicians being so corrupt.

    There is already a tax deduction for primary residences in Barnstable. Compared to red Idaho where I lived, the property taxes are not that high. Folks should look off cape at home prices before considering this a "cape" problem.

    The real property tax is unconstitutional as it literally taxes one's right to own property. Rights and their exercise are never up for taxation. The real property tax in the USA as it now stands was born during the depression out of a perceived need by mostly local governments that felt somehow entitled to be recession and depression proof. The real property tax ballooned into the corruption machine it is today. There is no method of detaching the real property tax from the violation of one's right to own one's property as long as the tax is absolute, based upon one's housing value, and results in the taking of the house if one cannot afford to pay the tax. The real property tax not only violates one's property rights, it is taxation without representation because the real property tax is typically apportioned and assigned by unelected bureaucracy.

    There will always be poor people that are willing to work for less. If it is the case that businesses are not able to find employees in Cape Cod right now, then how is it that they’re still operating? Maybe they employ undocumented immigrants? A mortgage assistance fund will never be able to offer monies for a $700k property at an extreme discount for very low income, more specifically, 0-30% AMI.

    Hard pill to swallow: you do not have a “right” to live anywhere you want.

    If Cape Cod becomes too expensive for a family to afford, that is a serious economic problem worth discussing—but the solution cannot simply be, “Find someone who has more money and take more of their property because they can afford it.”

    A person who bought a home decades ago, or someone who bought an expensive second home, did so with their own money. The fact that the property is valuable, sits empty, or belongs to someone wealthier doesn't make it community property.

    And I don't understand the argument that a homeowner should be penalized because they don't live there year-round. If the town needs more revenue to provide beaches, lifeguards, police, 911 service, schools, roads, and other infrastructure, then make the case for what those services actually cost and how the people who use them should pay for them. Creating a special tax on a particular class of property owners because their wealth makes them an attractive target is a very different argument.

    Housing markets change. Jobs move. Cities become expensive. Industries decline. Entire communities grow and shrink. Sometimes people have to move somewhere more affordable. That's not always fair or pleasant, but it is reality.

    And there's an important distinction here: helping people afford housing is one thing; declaring that people are entitled to remain in a particular geographic location regardless of what that location costs is something entirely different.

    If Cape Cod wants more year-round residents, the better question is: Why is housing so expensive in the first place? Are zoning restrictions limiting supply? Are permitting rules making construction unnecessarily expensive? Are environmental regulations restricting development? Are there infrastructure limitations? Are local governments creating barriers to building the housing people actually need?

    Those are the questions I'd want answered before reaching for another tax.

    Because once we establish the principle that someone's property becomes fair game simply because they have more of it than someone else, we're no longer talking about affordable housing.

    We're talking about whether private property actually means private property.

    And I think that's a much bigger question.

    I was born and raised on an Island called Alameda in California. If you weren't fortunate enough to have bought a home there prior to 1980- 2000, you probably were going to be able to afford one on the same incomes you were living on before that. This isn't a unique occurrence, and as sad as it is(and it is sad) taxing the rich to 'fix' the problem, isn't a fix at all. Eventually you are going to have to move. But if you already own your home, you will probably get a good price for the property.

    Another money grab.  If a property cost $400,000 you pay property tax on that amount.  If a house cost $30,000,000 you pay property taxes on that amount.  It's none of the government business how many days a year you live in it.  It's not fair to expect people to pay more than others.  It's typical wealth envy.

    or here's a thought, go thru and reevaluate what you're charging for property taxes and mortgages and make them more affordable so your average person can afford to live there. this is a really dumb idea by taxing the rich, what if they decide to sell the properties so they dont have to pay the extra taxes? it's also really dumb cause you're basically punishing people for being successful. like you work hard and you finally get to own a home in a nice place and just cause you dont always use it some shmuck is gonna try and tax you more than everyone else? yeah if i owned a place there and they tried telling me i was having to pay extra taxes on it? i'd sell the place and tell them to go to hell with their extra taxes.

    The super rich here in the US made a terrible mistake constantly posting about their extravagant lives.  So they put themselves on the radar of contempt. Blue states simply cannot tax enough.  They spend like drunken sailors money they do not have.  This tax seems to imply that owning a home frequently not used is a sin and needs to be punished and therefore taxed.  The rich having multiple homes is not new.  I knew lots of folks growing up in NJ that were well off, not rich like Taylor, that had a few homes.  Heck many middle class people have a cabin at some lake that sits empty a lot.  Most of the homes, cabins in WI are empty most of the time.  Personally I do not want to take care of more than one home. These homes are bought as investments by the rich and to impress their rich friends.  Those homes pay a big property tax.  Most likely theynhave a local service that cuts grass and plows.  So theynare keeping the economy going.

    The regular tax rate for people who live on the Cape is about half (based on amount per thousand of the value of the house) of what the rest of MA property owners pay. It amazing to me how much it has changed since I was a child growing up in a lower middle class family of six. My parents took us camping for the whole month of July at the North Truro Campground every year growing up. Some of the best memories I have are there. Our neighbors owned a second home in Truro for fifty years and we stayed there so often. Their children inherited the home and had to let it go because it was just too expensive to hold onto. So sad its been taken away from average folks.

    Even with the tax, his parents will  have to sell their place and another extremely wealthy person will live there part time or not at all.  When you are worth billions, does it really matter.  I know someone whose family had an oceanfront property for almost 100 years.  Kids had to sell home since they couldn't afford the property tax.  Yes, they received an ok amount of money, but if they sold it today it would have been worth almost triple.  Sad when original/long time resident roots are lost to the rich.

    If the family had lived there for years they bought there house before the price went up unless they refinanced there house at a higer rate the loan would stay the same. am sure the county has raised the property tax to match the new higher market value the state could always lower the tax rate to what it was 10 years before to help long time residents out.

    This is what happens when you build mega mansions in areas that were just everyday blue-collar workers generational habitats. You get falsely inflated housing prices that increases the local residence who are just blue-collar workers property tax beyond the means where they cannot afford to basically pay rent to the government for the privilege of buying a home that you will never own..
        Because even after you purchase your home, you are still basically paying rent to the government to allow yourself to have shelter over your head until you’re dying day that’s ever increasing even after your Old and Retired and cannot make any more money. The government will just take your home away from a tax lane if you can no longer afford to pay the rising tax rate..

    I have a deep empathy for people priced out of places they grew up in, but taxing the rich more is not the answer to this problem. Communities need to decide what they really value and start choosing people over money. Strong middle class communities need to make a comeback. I saw too many communities in South Florida of have and have nots with no strong middle, you know what happens to the second and third generations of wealthy families? Many of the kids end up in drugs and other types of trouble because their values are skewed from too many services and not seeing enough real labor that generates real wealth. They don't learn to fight and get edged out.  This combined with stupid leadership self-serving by attracting higher dollar investors to where the people who actually serve the community (teachers, grocers, nurses, etc) can no longer afford to live there. That's not a good thing, when your skilled labor workforce can no longer afford to live in your community you've given them no incentives to support the community long term.

    These wealthy part time homeowners already pay very heavy taxes for these estates, they put very little financial burden on schools, city, state municipality’s -they typically pay a lot for ongoing services & maintenance -they also pay more for these services which helps the people in those businesses.
    & if theses service providers have to travel further between moderate cost communities to wealthy communities there rates will increase -believe me, most of these service providers are well aware they can charge a lot more if they willing to drive 45-60min, so what’s the problem? -the real issue is politicians who made bad financial decisions & promises looking to blame a rich pop star or financial guy for why they don’t have enough to pay teachers, cops, EMS workers….even if you have to pay 20% more because they have to travel further to there job…..-these same city’s are charging 5-10 times the average house tax rate on these estates already, but these weasel politicians are still blaming the wealthy for their budget problems? not buying it!!!

      BTW: Property tax on homes is theft.  All it means is you will never really own your home or property. You will essentially be renting it from the local or state government.  AND, Seniors should NOT have to pay any property tax if they spent their whole life sacrificing and saving to own that home & asset....THEN, the government will tax it again when you die, and your heirs may have to sell it to pay those taxes!

    Why not tax all property at a predetermined rate and then give those who claim the home as their primary residence (as in not having a "primary residence" in any other location world wide) a Homestead Exemption.  I do find it strange that Democrats are drawn to the area like many liberals are to California.
